Home Staging Checklist
A room-by-room pass to get your house photo-ready and buyer-ready.

Buyers decide quickly, and they are buying a feeling as much as a floor plan. Staging is not about hiding flaws — it is about letting the house show its best self. Work through this list before photography.
Every room
- Declutter surfaces down to two or three considered objects.
- Remove personal photographs and anything that dates the room.
- Maximize light: clean windows, open drapes, replace dim or mismatched bulbs.
- Patch and paint scuffs; neutral walls photograph best.
- Deep clean — floors, grout, baseboards, switch plates. Buyers notice.
Kitchen and baths
- Clear countertops entirely except one or two styled items.
- Re-caulk tubs and backsplashes where silicone has yellowed.
- Fresh white towels, new bar soap, and the toilet lids down for photos.
Principal rooms
- Arrange furniture to show the room’s purpose and its size — less is more.
- Bedding pressed and hotel-simple; nightstands nearly bare.
- Rugs sized to the room; remove any that shrink the space.
Outside
- Cut the lawn, edge the beds, and sweep the walk the day before photos.
- Clear porches of seasonal storage; a single planter beats a crowd of them.
- Touch up the front door — it is the first thing every buyer touches.
